Move In & Out

The MOVE-IN process:

Please take a look at the website for floormaps if you need room size estimate. The doors are approximately 3 ft wide.

New tenants should arrive with rent checks in hand and managers will give you keys and garage openers (openers require $30 deposit) and a move-in checklist.

You can call to activate the utilities before you move in so you'll have power and hot water. The gas company does not shut off the gas immediately but they may tell you they need to schedule a visit the apartment and turn on the pilots, likewise for the phone company. You'll need to be in the building to let them in, all connections are in the back of the building and do not require additional access keys.

Please examine your unit and mark anything you see wrong or that needs repair on the checklist, and submit an online maintenance request within 1 week of move-in. We will fix what we can and keep the paper in your file for reference when you move out.

The MOVE-OUT process:

Unless you received a signed letter from the owner changing the date of your move-out, you are responsible for the entire lease until the date listed on your contract. You will need to be out of the unit by that date so we may prepare the unit for the next tenants. Please respect this timeline unless you have written agreement from the owner. We have very short turn-around time.

Please do not leave furniture in your unit without written approval by the manager beforehand or you will be charged additional cleaning fees.

Please be aware, your deposit is not considered last month rent, so you will need to pay last month rent; you can prorate your rent according to the following: Due= $ monthly rent / #days in that month X #days you occupy the unit.

Site Manager will do a quick walk through the apartment with you, take your keys and openers and give you receipts and a form for addresses to which your deposits will be mailed within 21 days. The form will ask for mailing addresses and percentages of the deposits to send each of you. All tenants need to sign if the amounts are not equally distributed.  The owner will mail your deposits back with a list of any deductions made. If you have questions about those deductions, you can appeal them in writing to the address provided.

Please terminate your electric/gas/phone contracts so the new tenants can activate them:

Cable: be sure to schedule the return of the cable box before you leave!

Repair Requests:

When you move in, you should make a list of necessary repairs you noticed in your unit. Please login to your UPH tenant account and process a maintenance request as soon as possible so we can schedule time to correct any issues. All requests should be made through your online tenant account while you reside at UPH.

Management will repair items broken due to normal wear and tear at no charge. However, damage considered to be intentional or due to missuse or neglect could be charged to you. Leaks and small problems can often be repaired easily if we are notified early on but they can become a larger problem if not reported. So please let us know as soon as you notice something. Just fill out your maintenance request and call us if it's urgent.  Do not count on verbal notification as managers can forget things mentioned in the hall, it's mandatory that you fill out the online maintenance request. Thank you for helping us maintain your home and the building.

Parking:

Tenants should park their cars in their assigned spots only. All other cars will be towed at the car owner's expense.

Bikes:

You may leave your bikes in the building until you return in the fall but please remove them shortly thereafter. Abandoned bikes will be removed and given away to make room for the new tenants. If you are abandoning your bike consciously, please advise us so we can possibly gift it to future tenants; please give your manager your key and mark the bike. We are not in the business of selling bikes, but if you leave them, we will give them to new tenants. 

Wireless:

To share a wireless network, please contact the owner of the network you see, it likely belongs to the neighbor on one side or the other.

Security:

Please take security seriously. It is very common for people to prop doors open while moving. This makes for a very inviting scenario for thieves to enter the building and steal property. Please be extra vigilant. DO NOT Lock the garage door open or prop doors. Lock and unlock the doors and keep a watchful eye. You'll get to meet your new neighbors and say hello rather than filing a police report due to stolen property.

Quiet Hours:

Weekdays: 10PM-8AM
Weekends: 12AM-10AM
Exam Periods: 24 hours quiet period! Please be extra courteous to your neighbors while they are studying for their exams.
